Condo by the Beach

We have two super awesome Realtors, one in Orlando and one is right here by the Space Coast. We love living here by the coast and so far, hurricanes did not deter us from loving this area. As we keep coming to the beach which is by the way, 15 minutes away from our place, we decided to sell the condo in Orlando. We plan to buy a condo near the water. It could be by the Indian River, Banana River or down the Atlantic area. Look at the view below, isn't it beautiful? A condo by the beach would be so awesome to have.

Down by Merritt Island area, people are so busy paragliding, wind surfing, fishing, kayaking, boating and there are numerous of them having fun with their jet ski. Those are awesome water sports to try. Well, just the jet ski though. I am not really a sports fanatic but, I sure love to watch them doing those stunts.

Hubby went to see our realtor in Orlando to discuss matters on putting up our condo on the market. Our realtor here will help us find good deals. Good deals mean, really ... really good deal. Short Sale is an Option to Avoid Foreclosure and Bankruptcy

Real estate short sale properties can be both good and bad. If you check it in your area, you will find that there are thousands of them listed so; there's never been a better time to find a sweet deal than to own a short sale property at this time.

The Good Deal:

To avoid foreclosures, homeowners prefer to list their property in short sale on which the amount is usually less than the balance that they owed in the mortgage. By doing this, the homeowners made an arrangement with the bank and when the bank agrees with the price, the buyer can really get a sweet deal out of this. One property that we bought was listed as a short sale and since the amount was low and the property was really in good shape, we were praying to get it without a problem. The seller accepted our offer but, we have to wait for the bank's approval. The bank returned with a negative news telling the seller to raise the price. Most of the short sale properties are great but, when the bank or the lender intervenes, the process could take longer that is why; when you have problems regarding your mortgage, you need to hire a lawyer such as the las vegas bankruptcy attorney. They will be there to back you up. As a buyer, short sale is good property to have at great discount.


The Bad Part:

When the seller came back to us and requested 2K higher as demanded by the bank, we took it. Buying a short sale property can be a hassle and stressful. Do not be so convenient and rely on the price listed on the short sale property. Since it is listed at a bargain price, buyers could be multiple and could bid higher. Therefore, when they requested for 2K more, we took it because the property was worth more and we like the location, the property and it was immaculate. We were lucky that the processing was fast since we paid it in cash and extra paperwork was diminished. This means to say that when you buy a short sale property, there will be more paperwork to process, the wait is longer and in most cases, it could really take months.

When you find a short sale property that you really like, be generous with your bid. When the seller accepts your bid and you did not hear from his lender or bank, you can always extend the contract and wait longer or just let go and find another property. It is really up to you.

House Hunting in Kansas City

My husband and I went for a road trip from Florida to Missouri and even though we stayed in Keytesville, Missouri; we went as far as Kansas City to pick up my sisters-in-law at the airport. As we drove to Kansas City routing the highway 24 and I-70, hubby and I noticed the big houses on the enormous land. Most properties that we saw are huge, perfect landscape and the house design is gorgeous such as the photo that I snipped from kansas city real estate.
I told my husband that I can live in Kansas City. The location is perfect for a Midwest living in a metropolitan city but, has a small town feel to it. Owning a home remains the American dream and we got lucky that we found our dream home just a year ago. Finding a dream home is not easy because it involves the price you can afford, the location suited for your lifestyle and the necessity to find the house features that you need. If you live in Kansas City, you are lucky because finding your dream home is just one click away. Thorough property search is stressful but, when you find the right house meant for you, the moment you walk in, you will know that it is the house for you and your family.

I mention about location because it is a very important factor in finding your dream home. Do not take for granted the location because if you find a house in a good neighborhood then, you can't go wrong with how much you spend for it. We look for more than 60 properties in three months and there are properties that are too good to be true considering the price and the condition of the house but, the location is unfavorable. Safety is important so; no matter how gorgeous and ready-to-move in the house is but the neighborhood is not safe, you will end up losing your money. Flipping Houses

We have been looking for a house for 6 months now. We are not lucky this time because we were out bid by other bidders. We bid more than a dozen of houses but, after the inspection which we pay willingly out-of-pocket, we walk away. We've seen properties that are money-pit so, we walk away. Last Friday, our realtor told us that the bank raised the market price on the last house that we bid for a staggering 14K. That's a lot! So, we walk away too. Now, we are back to square one and this time, no more short sale!We bid one house yesterday and the owner told us that we will hear a response in three days. Well, we are ready to flip this property and make the landscaping awesome. We are hoping for a positive response this week.

House Hunting

We went to see at least five home properties at Cocoa Beach today. The property that we like is the house that I call as a cottage house because the neighborhood is great and the backyard is huge. When my husband tried to check more information of the property, he found out that it was a HUD home and it needs some TLC. Hubby and I decided that we will keep on looking for more properties. The house that we like has more problems than what we saw from the naked eye. The other houses that we viewed today were all in a good neighborhood but, all were not ready to move in. We really do not like the trouble to do some fixes especially some major ones. It is just depressing to note that the sellers did not do extra effort to make the property sellable to the buyers. We were a property seller last year and we paint, did minor fixes, and maintain the landscape. Our property was sold and the buyer was happy. Oh well, we will just find the property that we want. We love our condo property but, it would be good to live in a house with our own backyard, right?

Efficiency Property

Did you know that this efficiency condo is worth $15,000 and seller accepts cash bid only? The neighborhood is gated, nearby a bus station, grocery stores, gym, restaurants, banks and many more. We tried to bid but, there's too many who are interested. We did not get this place.The condo that we bought is similar to this efficiency property. We decided to have an income property because this is the right time to buy a condo unit since the real estate is crashing down.There were actually two people who are interested to rent this place. So, since this is ready to move in, she can actually rent the place and move in by July 1st. This is really good for two persons who just want to start a family and saving for the future. Or a student who wants to be independent. This is easy to rent because the neighborhood is safe and the rent is lower too. This is not for me though, hehehe.

Home Property

Today, hubby and I were ready by 2 PM as our realtor was excited to meet us once again after the success of our home buying experience last September. Just like the amazing place of Rancho Santa Fe, Florida suffered a devastating crash that hurts the housing market. We thought of buying one more property as an investment. This is the right time to grab the opportunity of buying a property that we can afford. Actually, you will be surprise how these properties dived down rock bottom. There are so many shortsale and foreclosure properties and I can't imagine how the former home owners had gone through to save their properties. In fact, the former owner of the property that we bought lost almost $200K and yet it was foreclosed in the end. It's like a domino effect! Housing market is good for home buyers and if you are a seller, you could only demand according to the offers of the buyers. We knew this for a fact because our property in Mississippi has been in the market since August.

Short Sale Property

We just bought our first condo property and the experience of home buying is thrilling and tiring. It is very stressful yet fun. The excitement of becoming a home owner is adrenalin pounding and there were moments that we wanted to quit when our offers were declined. Then, we learn the strategy of making a nice offer to the seller. All in all, the experience taught us to pursue what we want and persevere the odds that gets on our way. Right at this moment, we are settled in our two bedroom and two bath condo. We love our place and we don't regret to have this property as our own.

The next project is to find another house or a condo and we consider any short sale on the list. There are pros and cons when buying this type of property. It is a property listed in real estate on which the borrower cannot pay the mortgage and the lender sells the property at a moderate price thus the borrower can avoid foreclosure. For the buyers view, a shortsale property is a bigtime luck because the price is usually LOW but, if the borrower/owner decided not to sell the property because they finally resolved the financial issues to their lender, the buyer ends up losing their hopes and will then be discourage to pursue another shortsale property.

Knowing this fact, we are ready to consider the short sale property. We are not on the rush to buying a property so, if it would take a year of waiting, we are alright with that. Tomorrow is day 1 of finding our next property. Wish us luck guys.
