A Great Property to Buy

Everyday, hubby and I including our family in MS are watching the property listings in Mississippi. We are using Trulia, Zillow, Remaxand Realtor websites to check them out. We are constantly in-touch with our Realtor in MS and when we find a property that we really like, we have her to check it out first. Since February so far, we found 4 properties that we really like and before we can put and offer, it was sold. Well, that's the disadvantage of buying a house in other states. Anyway, my husband found this property today and it has more than an acre lot by the lake, with a good size pool, and the inside needs paint but other than that, it's in good shape. My sister-in-law went there to see the property.

The location is about 30 minutes commute to where I am going to work. Not bad because there's no traffic in the area. I have been there countless times. The best part is that, we will be neighbors with my sister-in-law's family.

The bad news that we gather awhile ago when we called our sister was that, there were 6 offers on the table this afternoon. One of the offers came from their friend too. We are not counting to get this property but, we will put our best offer and see where it goes. Our advantage at this point is we will pay cash but, who knows, others might be cash offers too.
If this property is meant for us then, it will be ours.

Home Inspection and Real Estate Appraisal

Sellers Point of View:
The moment home owners decide to list their property in real estate market, inspection as well as home appraisal requests are expected. Sellers dreaded inspection and home appraisal especially if the property is old and has a lot of problems. Their apprehension is high when they encountered problems while living in it and did not do anything about it.

Ancestral houses are money pit especially when there is a termite, structural, electrical and plumbing problems. If the square footage is huge and the owner lack the financial aspect to renovate and fix the problem, the value of the property is not favorable even if it is located in a great neighborhood. Someone might buy the property as a fixer-upper so; the buyer will offer way low of the asking price.

In some cases, if there are multiple offers, sellers will be lucky to get the asking price. If the property is sold then come the home inspection and the home appraisal. If they accepted a cash buyer, it will be easy to negotiate than someone who is not. The bank of the home loan buyers will definitely ask for home appraisal. When the appraised value is available, seller has no control over it. Seller usually stick to the asking price regardless of the appraised value.

Home Buyers Point of View:
Finding a property that has the charm and potential can be the home buyer's delight. Home buyer loves to find a property that is in a great neighborhood, appealing lay-out, huge square footage, big backyard and with in their price range.

Cosmetic fixes are inexpensive so; a fixer-upper or foreclosure is an ideal property to buy. There is a need for buyers to request a home inspection and if possible a home appraisal to make sure that the purchase is worth the money they are paying for.

If the appraised value is low then, the bank could only loan the money equal to the appraised value. The buyer can either stick to the contract and put up the extra money or walk away.

Short Sale is an Option to Avoid Foreclosure and Bankruptcy

Real estate short sale properties can be both good and bad. If you check it in your area, you will find that there are thousands of them listed so; there's never been a better time to find a sweet deal than to own a short sale property at this time.

The Good Deal:

To avoid foreclosures, homeowners prefer to list their property in short sale on which the amount is usually less than the balance that they owed in the mortgage. By doing this, the homeowners made an arrangement with the bank and when the bank agrees with the price, the buyer can really get a sweet deal out of this. One property that we bought was listed as a short sale and since the amount was low and the property was really in good shape, we were praying to get it without a problem. The seller accepted our offer but, we have to wait for the bank's approval. The bank returned with a negative news telling the seller to raise the price. Most of the short sale properties are great but, when the bank or the lender intervenes, the process could take longer that is why; when you have problems regarding your mortgage, you need to hire a lawyer such as the las vegas bankruptcy attorney. They will be there to back you up. As a buyer, short sale is good property to have at great discount.


The Bad Part:

When the seller came back to us and requested 2K higher as demanded by the bank, we took it. Buying a short sale property can be a hassle and stressful. Do not be so convenient and rely on the price listed on the short sale property. Since it is listed at a bargain price, buyers could be multiple and could bid higher. Therefore, when they requested for 2K more, we took it because the property was worth more and we like the location, the property and it was immaculate. We were lucky that the processing was fast since we paid it in cash and extra paperwork was diminished. This means to say that when you buy a short sale property, there will be more paperwork to process, the wait is longer and in most cases, it could really take months.

When you find a short sale property that you really like, be generous with your bid. When the seller accepts your bid and you did not hear from his lender or bank, you can always extend the contract and wait longer or just let go and find another property. It is really up to you.

Flipping Houses

We have been looking for a house for 6 months now. We are not lucky this time because we were out bid by other bidders. We bid more than a dozen of houses but, after the inspection which we pay willingly out-of-pocket, we walk away. We've seen properties that are money-pit so, we walk away. Last Friday, our realtor told us that the bank raised the market price on the last house that we bid for a staggering 14K. That's a lot! So, we walk away too. Now, we are back to square one and this time, no more short sale!We bid one house yesterday and the owner told us that we will hear a response in three days. Well, we are ready to flip this property and make the landscaping awesome. We are hoping for a positive response this week.

House Hunting

We went to see at least five home properties at Cocoa Beach today. The property that we like is the house that I call as a cottage house because the neighborhood is great and the backyard is huge. When my husband tried to check more information of the property, he found out that it was a HUD home and it needs some TLC. Hubby and I decided that we will keep on looking for more properties. The house that we like has more problems than what we saw from the naked eye. The other houses that we viewed today were all in a good neighborhood but, all were not ready to move in. We really do not like the trouble to do some fixes especially some major ones. It is just depressing to note that the sellers did not do extra effort to make the property sellable to the buyers. We were a property seller last year and we paint, did minor fixes, and maintain the landscape. Our property was sold and the buyer was happy. Oh well, we will just find the property that we want. We love our condo property but, it would be good to live in a house with our own backyard, right?
